One thing we won't blur

Steadily owns a small admitted carrier of its own, and it carries its own rating. That company is not what writes your Arkansas rental. So if you see "Steadily is A rated" quoted somewhere, check which company is meant — because the rating of a sister company that didn't write your policy is worth nothing to you at a claim.

Your declarations page settles it. That's the name to know, and if you're on a Steadily policy today through anyone, it's already printed in the top corner.

Why A instead of A- is worth a paragraph

Fannie Mae, Freddie Mac and HUD accept property insurance from carriers rated A- or better by AM Best. That's the floor, and it's why your lender cares who writes the policy at all.

SiriusPoint is at A — one notch above it. A carrier sitting exactly at A- meets the requirement today with nothing to spare; a downgrade of one notch and policies on that paper can stop satisfying a lender. SiriusPoint has somewhere to fall before that becomes your problem. That's not a small distinction on a mortgaged rental, and it's the kind of thing nobody mentions until it's already gone wrong.

Lender criteria are set by lenders and by the agencies above, and they change. Confirm yours with your lender rather than taking a web page's word for it — including this one.

What a rating tells you, and what it doesn't

AM Best states plainly that a Financial Strength Rating "does not address… an insurer's claims-payment policies or procedures; the ability of the insurer to dispute or deny claims payment" and is not a recommendation to buy or keep any policy.

So an A tells you SiriusPoint can pay, and it tells your lender the paper qualifies. It doesn't tell you the claim goes smoothly. Different question, different sources — and anyone handing you a letter as the answer to all of it is handing you a logo.

Short-term rentals are a different animal, and Steadily knows it

Northwest Arkansas has real short-term rental volume — the trail system, Crystal Bridges, Beaver Lake, game weekends. And a lot of those properties are insured wrong, because the owner started with a homeowners policy and the use changed underneath it.

Here's the problem with that. A homeowners policy generally assumes owner occupancy. Once a property is being rented to strangers on a nightly basis, you're running a small hospitality business out of a house — and the policy written for a family living in it was never built to respond to that. The gap doesn't announce itself. It shows up at the claim.

Steadily writes both long-term and short-term rental use on our contract. If you're switching a property from one to the other — or you've already switched and haven't told anyone — that's the call to make before the season starts, not after.

Bigger than a 4-plex? Say so early.

Five units is a different product on a different contract. We'd rather tell you that on this page than take your details and go quiet — and we hold 40+ markets, so "not this one" is a sentence we can afford. If your property is larger, call us or start a commercial quote and we'll put it where it belongs.

Accidental landlord? If a former primary residence is now rented and still sits on a homeowners policy, that policy may not respond to a tenant claim at all. Worth a call before it's tested.

Does Steadily cover Airbnb and VRBO short-term rentals?
Yes — short-term rental use is on our Steadily contract, alongside long-term tenants. It matters that you tell us which one you're doing. A property rented nightly to strangers is a different exposure from one with a twelve-month lease, and different again from the homeowners policy it probably started on. If the use has changed and the policy hasn't, that gap won't announce itself — it shows up at the claim.
Why do I need landlord insurance instead of homeowners insurance?
A standard homeowners policy generally requires owner occupancy, and it often excludes claims once a home is rented to tenants. If your former primary residence is now a rental and it's still on a homeowners policy, you may be paying for coverage that wouldn't respond. Landlord insurance is built for tenant-occupied property and adds rental-specific liability and loss-of-rent protection.
Is Steadily cheaper than other landlord insurance in Arkansas?
