Replacement cost or actual cash value?

This one choice decides what a total loss actually pays you. It's worth getting right on purpose — not discovering after a fire or a storm.

Replacement cost settles a covered loss with new property of like kind and quality, no depreciation deducted — and Foremost's option can pay up to an additional 20% of your home's insured amount if that's what replacement takes.

Three ways a loss can settle.

Replacement Cost (RCV) — the strongest protection where the home qualifies. No depreciation subtracted, and the option to go up to 20% over your limit if replacing costs more than expected.

Actual Cash Value (ACV) — a lower premium, but the payout subtracts depreciation, so on a total loss it usually won't buy a brand-new home. A deliberate trade-off, and sometimes the only option on a very old, pre-HUD unit.

Agreed Loss Settlement — a value agreed up front, available in some situations. We'll tell you which of the three your home qualifies for and which one actually fits your budget and your risk.

Homes built before June 15, 1976.

That date is when the HUD construction code took effect. Units built before it — true pre-HUD "mobile homes" — face narrower availability and may only qualify for actual cash value. They can still be insured; the settlement option is just more limited. Tell us the year and we'll tell you exactly what's on the table.

My mobile home is older. Can I still get coverage?

Almost always, yes — that's the entire reason this book exists. Foremost accepts homes of any age, make, model, and value, and specializes in the single-wides, double-wides, and older units other carriers decline on age alone.

Homes built before June 15, 1976 (pre-HUD-code, the true "mobile home" definition) may only qualify for actual cash value rather than replacement cost, but they can still be insured. Bring us the year, make, and setup and we'll tell you exactly what's available.

Should I choose replacement cost or actual cash value?

It's the single most important decision on the policy. Replacement cost settles a covered loss with new property of like kind and quality, no depreciation deducted — and Foremost's replacement-cost option can pay up to an additional 20% of your home's insured amount if that's what replacement takes.

Actual cash value costs less but subtracts depreciation, so it usually won't buy a brand-new home after a total loss. Replacement cost is the stronger protection where the home qualifies; ACV is a deliberate trade-off for a lower premium. We walk through which fits before you buy, not after a loss.

What does a Foremost mobile home policy cover?

The core coverages are the structure (dwelling), your belongings (personal property, on a replacement-cost or actual-cash-value basis), personal liability, medical payments to others, additional living expenses if the home becomes uninhabitable after a covered loss, and other structures like sheds, decks, and carports.

Manufactured-home policies also account for things a standard homeowners form doesn't — such as transit or trip collision when the home is moved, and tie-down and anchoring against wind. Flood and earthquake are excluded and need separate coverage.

Does it matter if my home is on a rented lot or on land I own?

You can be covered either way — in a community on a rented lot, or on your own land, on posts and piers or a permanent foundation. The setup affects how the policy is written and which coverages matter (park or lienholder requirements, coverage for attached structures), but it doesn't take you out of the market.
